Ibiza, or the ‘White Island’ as it is also referred to, has evolved from its days of being a hedonistic party place into one of the most fashionable destinations within the Balearic Islands, if not in the whole of Europe.

During the past decade Ibiza has reinvented itself as a more upmarket destination, with high end restaurants, five-star hotels and a scattering of venues that remain open all year attracting a very diverse clientele. Visitors to this beautiful island now range from the young to the old, to families, business travellers, international jet setters, and even celebrity A-listers.

Ibiza offers something for everyone. Whether you are looking for a peaceful sandy beach on which to relax, to explore historical landmarks immersing yourself in local culture, take a walk through breath-taking landscapes, enjoy gastronomical delights in Michelin starred restaurants or local Tapas bars, or simply watch the world go by from a beach bar or café, Ibiza has it all.  These and many other factors are the reason why many now regard Ibiza as being ‘the’ place to be, and why the island is attracting a growing number of foreigners who live on the island year-round.

The population of Ibiza has grown significantly in recent years and it is estimated that over 35% of the island’s residents are now foreigners. They are drawn there by the lifestyle of the fabulous climate with an average temperature of almost 18 degrees and more than 300 days of sunshine a year, stunning landscapes, peace and tranquillity.  Ibiza is also very accessible being only a two hour flight from London and about an hour from mainland Europe. In addition the fact that buying property in Ibiza currently offers a very stable investment is also a serious draw to the island.

The Ibizan property market is booming with prices rising and many properties for sale Ibiza. The National Institute of Statistics shows that the average number of sales transactions per month January to June 2017 on the Balearic Islands (which includes Ibiza) was 1,381, up from an average of 1,150 in the first half of 2016, showing an annual growth rate of 20%.  The average price per square meter on Ibiza which is approximately € 4,500 makes it one of the most expensive in Spain.  The average price of properties for sale Ibiza in 2017 stood at around € 830,000, which meant an increase of almost 30% on the previous year and the average rental prices showed an increase of 18%.

There is a great divergence of people looking at making the investment of buying property in Ibiza.  From those wishing to find a 2 bed property in Ibiza or a flat for sale Ibiza as a place to retire in the sun, to people looking for a beach house Ibiza for sale as a holiday bolt hole, to those who aspire to own one of the highly sought after luxury villas for sale Ibiza. The island is also very attractive to investors looking for apartments for sale in Ibiza, or Ibiza fincas for sale as property to add to their property portfolio or to rent out as a second income.

If you are currently considering properties for sale in Ibiza then you will no doubt be pleasantly surprised to see the wide choice of options available.  In your quest to find perfect properties in Ibiza for sale you will find that Island based estate agents and property websites offer a wide selection of options. Search for apartments for sale Ibiza, finca Ibiza for sale, villa for sale Ibiza luxury, Ibiza flats for sale, Ibiza villa for sale or even land for sale in Ibiza Spain and you will find property in Ibiza for sale to suit most budgets.

Due to the obvious language barrier, unless you speak fluent Spanish, if you are looking at Ibiza homes for sale then employing the services of an Ibiza based estate agent, known as ‘Immobiliarias’, will make the process of finding  your dream home on the White Isle run far more smoothly. Many of the Ibiza estate agents are multi-lingual, (be sure to check this out) and will have many years of experience in property for sale Ibiza. As such they will be able to provide you with in-depth local knowledge and advice on property for sale in Ibiza. Being locally based a reputable Ibizan estate agent will also assist in the necessary collaboration with solicitors, notaries, banks and registry offices, and recommend  suitable insurers, utility providers, builders etc. where required.

The process of buying Ibiza property for sale is quite different to that in the rest of Europe and notably only very minimal regulations are applied by the Spanish government to the conduct of estate agents. It is therefore very important that you ensure that you select an estate agent in Ibiza that is trustworthy and has a proven track record for offering the very highest standard of professional services.

Ensure that you agree any fees and commission beforehand to avoid any nasty surprises at the end of the transaction. Whether purchasing an Ibiza house for sale, Ibiza fincas for sale, Ibiza villa for sale or any other Ibiza property for sale, under Balearic law fees and taxes should only be on the cost of the property.

Once you have shortlisted the estate agents in Ibiza that you wish to work with and defined a list of properties for sale Ibiza that you are interested in, it is vital that you view these properties and any appointments should be made through the agency.  You may be asked to sign a ‘Nota de Encargo’ which is a non-complete form that gives the agency arranging the viewing of the Ibiza property for sale protection from you transferring your business to another agency for that property.

Once you have chosen your perfect beach house Ibiza for sale, luxury villas for sale Ibiza, flat for sale in Ibiza, or any other style of homes for sale in Ibiza Spain and your offer has been accepted by the owner, a private contract known as the Arras will be drawn up by lawyers which will be approved and signed by both parties. As this contract can take up to four weeks to be drafted the property owner is well within their rights to show other interested parties the parties which could lead to the property being sold from underneath you.  We suggest putting in place a reservation contract which for between EUR 2,500–10,000 will ensure that your chosen Ibiza property for sale is taken off the market.

To purchase one of the desirable houses for sale in Ibiza you will be required to hold a NIE number which is an identity card for foreigners who are non-residents in Spain. It is also your Spanish tax number and will allow you to open a Spanish bank account and then proceed with your property purchase.  Once due diligence has been done by your lawyer, the completion and transfer of your chosen 2 bed for sale in Ibiza, Ibiza house for sale, Ibiza apartment for sale etc., will be undertaken at the notary and is recorded in a notarial deed. The notary will check if there are any outstanding claims on the property for sale in Ibiza and that the owner is in fact the actual owner. Once this is satisfactorily completed, taxes, fees and the property paid for you can then relax and enjoy your dream home in Ibiza
